This project starts with clear parameters: To be considered, proposals should address how a substantive portion of the project serves households at or below 60% AMI, include 2- and 3-bedroom units, and guarantee affordability for at least 20 years. Beyond those core requirements, we are wide open to creativity (and encourage it). Urbandale is seeking a development team that brings vision, expertise, and bold ideas to unlock the full potential of this central corridor.
The site itself has already cleared major hurdles. The former structures have been demolished (see images below), and Urbandale’s designation as an Iowa Thriving Community provides application advantages that strengthen project viability. Located on Douglas Avenue—one of the City’s primary east–west arteries with more than 25,000 vehicles per day—the property offers unmatched visibility in a high-traffic, high-demand corridor.
